You are probably here and reading this blog after reading my blog post kung paano ako nakabili ng sariling bahay at the age of 22 years old. If not, you can read it here: Buying my own house at 22 yrs old. 500 pesos lang reservation fee ko!
Kung napadpad ka rito, ngayon pa lang gusto na kita i-congratulate. Bakit? Well, searching this kind of topic only means that you are already seeing the benefit of having your own property. It's not too late, it's actually the right time that's why you saw this.
Disclaimer: Lahat nang mababasa niyo rito ay base lamang sa aking experience bilang isang buyer and seller. Ang iba sa mga impormasyong nilagay ko rito ay matatagpuan niyo rin sa offical website ng Pag-IBIG fund under Housing Loan category.
So, shall we start?
There is actually a lot of different instances kung saan puwede mo gamitin ang Pag-BIG fund as your financing. Isa sa pinaka popular na rito ay ang pagbili ng bagong property mula sa mga Accredited Developers.
Buying a new Property
Kung may naiisip ka nang property na gusto mong bilihin at hindi ka sure kung pwedeng gamitin ang Pag-IBIG fund mo, here are the things na kailangan mong malaman:
IF you are an Employee:
- Make sure that you are an active Pag-IBIG member with a total of 24 months contribution
- If you are not sure kung ilang months nang may hulog ang Pag-IBIG mo, you may get a copy of your ESAV or “Employee Statement of Accumulated Value”. Makukuha mo ito in any Pag-IBIG branches near you.
- Dapat naka-specify sa inyong ESAV ang Employers' information para maqualified ka sa Pag-IBIG housing loan.
Requirements:
- 2 Valid ID's
- Preferably primary ID's
- Provide 3 specimen signature on the scanned/photocopy of your ID's
- 1 or 2 months Payslip
- BIR TIN Number/ID
- SSS number
- 4 pcs 1x1 photo
- Make sure not a scanned photo
- Certificate of Employment with Compensation (notarized)
- Proof of Billing
- Brgy. Clearance with same address ng proof of billing
- PSA copy of Birth Certificate
- If married, Marriage Certificate
- ESAV
IF you are an OFW:
- Make sure that you are an active Pag-IBIG member with a total of 24 months contribution
- If you are not sure kung ilang months nang may hulog ang Pag-IBIG mo, you may get a copy of your ESAV or “Employee Statement of Accumulated Value”. You may search kung saan malapit ang opisina ng Pag-IBIG sa bansang kinalalagyan mo.
- You can also log-in sa Virtual Pag-IBIG, para macheck ang mga contributions mo.
- Dapat naka-specify sa inyong ESAV na isa kayong OFW
Requirements:
- 2 Valid Ids
- Preferably primary ID's
- Provide 3 specimen signature on the scanned/photocopy of your ID's
- Photocopy of Passport (make sure na kita ang entire page kasama ang signature)
- Photocopy of Visa indicating entry and exit
- E-Ticket / OEC or Overseas Employment Certificate from POEA
- Residence ID or IQAMA
- BIR TIN Number/ID
- SSS number
- 4 pcs 1x1 photo
- Make sure not a scanned photo
- Copy of your Job Contract which specify kung ilang years ang contract and your compensation
- If wala sa contract ang compensation or may changes, you will need to request for a Certificate of Employment with compensation.
- Proof of Billing
- Brgy. Clearance with same address ng proof of billing
- ESAV
- PSA copy of Birth Certificate
- If married, Marriage Certificate
Important:
Since you are an OFW, you will need a representative sa Pilipinas na kakatawan on your behalf. Siya ang pipirma, magpapasa, kakausapin ng Developer on your behalf. Make sure na kakilala niyo o pinagkakatiwalaan niyo ang itatalaga niyong representative para bigyan ng SPA or Special Power of Attorney.

- I-download at -iprint ang Special Power of Attorney form mula sa Pag-IBIG
- Dalhin ito sa inyong embassy para ipa-notaryo/consularized at ipadala ang orihinal na kopya sa inyong representative.
- Makipag-coordinate sa inyong agent kung paano ito ifill-up
IF you are a Business Owner/Self-Employed:
Maari ring mag-apply for housing loan ang isang negosyante o mga self-employed na boluntaryong naghuhulog ng contributions sa Pag-IBIG fund. Tiyakin lamang ang mga sumusunod:
- Make sure that you are an active Pag-IBIG member with a total of 24 months contribution
- If you are not sure kung ilang months nang may hulog ang Pag-IBIG mo, you may get a copy of your ESAV or “Employee Statement of Accumulated Value”. Makukuha mo ito in any Pag-IBIG branches near you.
Requirements:
- 2 Valid ID's
- Preferably primary ID's
- Provide 3 specimen signature on the scanned/photocopy of your ID's
- SSS number
- 4 pcs 1x1 photo
- Make sure not a scanned photo
- Proof of Billing
- Brgy. Clearance with same address ng proof of billing
- PSA copy of Birth Certificate
- Marriage Certificate, if married
- ITR, Audited Financial Statements, and Official Receipt of tax payment from bank supported with DTI Registration and Mayor’s Permit/Business Permit
- Commission Vouchers reflecting the issuer’s name and contact details (for the last 12 months)
- Para sa mga agents providing service and is not considered as an employee
- Bank Statements or passbook for the last 12 months (in case income is sourced from foreign remittances, pensions, etc.)
- Copy of Lease Contract and Tax Declaration (if income is derived from rental payments)
- Certified True Copy of Transport Franchise issued by appropriate government agency (LGU for tricycles, LTFRB for other PUVs)
- Certificate of Engagement issued by the owner of the business
- Other documents that would validate the source of income
Ang mga nabanggit ko ay mga requirements depende kung ano ang inyong source of income. Ilan pa sa dapat ninyong malaman kung ikaw ba ay eligible sa Pag-IBIG housing loan ay kung ikaw ay wala pang 65 years old at walang existing housing loan na na-foreclosed, cancelled, or back-out. Kung meron kang existing housing loan, dapat updated ang payment nito at sasapat ang inyong income para kumuha pa ng panibagong housing loan.
Ang daming requirements kung ating iisipin pero kung iisa-isahin mo ito, magagawa mo ring kumpletuhin. Most of the time, ipapasa natin ang mga requirements na ito sa ating Real Estate Agent/Broker at sila na mismo ang magfoforward nito sa napili niyong Developer. Kung kumpleto at wala namang dapat baguhin sa inyong mga naisumite, maaari nang iforward ni Developer ang inyong mga papeles sa Pag-IBIG fund para sa approval nito.
Paano ko malalaman na nasa Pag-IBIG na ang documents ko?
Malalaman niyo na na kay Pag-IBIG na ang documents niyo kapag na-inform na kayo ni Developer sa status. Iimbitahan din kayo ni Pag-IBIG para sa isang seminar kung saan idi-discuss lahat ng bagay na dapat ninyong malaman bago maaprubahan ang inyong housing loan. Ito ay paninigurado lamang na alam niyo ang Terms and Conditions nang inyong loan.

Paano ko naman malalaman na approved na ni Pag-IBIG ang housing loan ko?
Makakareceive kayo ng text message mula kay Developer and/or Pag-IBIG fund. Make sure na hindi kayo magpapalit ng cellphone number sa oras na nag-apply kayo sa Pag-IBIG ng housing loan. Please also make sure na tama ang nilagay niyong contact number and email address sa inyong reservation form.

Bibigyan din po kayo ng notice ng Developer niyo at dito niyo malalaman ang ibang detalye para sa complete turn-over ng bago at sarili niyong bahay.
